Bodmin is Cornwall's county town and sits roughly at the centre of the county, about 30 miles from Bude. It's a town with a genuine spread of property types — Victorian and Edwardian terraces in the old town centre, social housing from the mid-20th century, and modern private estates built out across the surrounding farmland. The A30 corridor through Bodmin makes it an important hub.

The older housing in Bodmin town centre is a mixture of solid-wall Victorian construction and later cavity-wall properties. For the solid-wall stock, a breathable render is often the appropriate system — particularly on the older terraces where cement render has been applied and is now causing damp problems. We assess each property individually; there's no blanket rule, but wall construction age is usually a reliable guide.

Modern estates around Bodmin are standard cavity-wall blockwork — silicone render or monocouche work well on these. The town's inland position means it's less aggressively exposed than coastal locations, which makes monocouche a reasonable option for sheltered elevations where coastal silicone isn't strictly necessary.

Bodmin is also close to the Moor, and properties on the higher ground north of the town get more exposure than the town centre suggests. Farms and rural properties out towards the Moor need render systems rated for higher rainfall and wind exposure than the A30 retail parks would suggest.
